A construction loan needs everything a regular home loan application needs, plus a set of construction-specific documents that prove you actually own the land, have permission to build, and have a realistic cost estimate for what you’re building.

Standard KYC and income documents
PAN, Aadhaar, address proof, income proof (salary slips or ITR depending on employment type) and 6 months of bank statements — the same baseline set required across every loan category on this portal.
Plot ownership documents
Since you’re building on land you already own (or are purchasing alongside the construction loan), the bank needs clear title documents for the plot — sale deed, mutation records, and encumbrance certificate confirming there’s no existing loan or dispute on the land.
Approved building plan and cost estimate
A building plan approved by the local municipal or development authority is mandatory — unapproved construction generally isn’t financed by PSU banks. Alongside this, you’ll need a construction cost estimate, typically prepared by a licensed architect or civil engineer, which the bank’s own valuer will review against local construction cost benchmarks.
