LAP Interest Rate Factors PSU Banks Actually Consider

There is no single LAP interest rate at a bank. The rate you are offered is a benchmark-linked base plus a spread, and the spread depends on how risky the bank thinks your loan is. Understanding what moves the spread tells you which levers you can actually pull before you apply.

Benchmark plus spread

Floating-rate retail loans are linked to an external benchmark, such as the repo rate, and the bank adds its own spread on top. The benchmark moves with policy rates and is the same for everyone at that lender. The spread is what varies from borrower to borrower.

The factors behind the spread

  • Credit score and history: higher scores with clean recent payments generally earn a lower spread
  • Property type: residential property is usually viewed more favourably than commercial or industrial, which can carry a higher rate
  • Loan-to-value: the more you borrow against the property value, the riskier it is for the bank, and the higher the price can be
  • Income profile: stable, well-documented income and a healthy EMI-to-income ratio help
  • Loan size and tenure: both influence pricing and the monthly outflow
  • Purpose: business use versus personal use can be priced differently

Why small differences matter

Take an illustrative loan of ₹50 lakh for 15 years. At 9.5% the EMI is about ₹52,211, and at 10% it is about ₹53,730. That half-percent gap costs roughly ₹1,519 a month, or about ₹2.7 lakh over the full tenure. These rates are examples, not quotes from any bank.

What you can do before applying

Bring your score up and keep card utilisation low. Clear small overdue amounts. Offer a stronger property, or borrow a smaller share of its value if you can. Keep income documents consistent with your bank statements. If you already have a LAP elsewhere, a balance transfer can reset the spread when your profile has improved.

Is the LAP rate fixed for the whole tenure?

Most retail LAPs are floating, so the benchmark-linked rate can change over time. The spread is set at sanction and can only be revised under the terms of your agreement.

Does a residential property get a lower rate than a commercial one?

Often, because residential property is generally seen as easier to value and sell, but each bank decides its own pricing.

Will a higher CIBIL score reduce my LAP rate?

Usually it helps, since score is a key input to the spread, but it is one factor among several.

Can I prepay a floating-rate LAP?

Floating-rate loans to individuals are generally prepayable without penalty, but confirm the terms in your sanction letter, especially for business borrowers.
