How to Estimate Savings from a Home Loan Balance Transfer

A balance transfer only makes sense when the new loan saves enough to cover its costs. The arithmetic is simple: compare the EMI and remaining interest on your current loan with a new loan at a lower rate over the same remaining tenure. This guide walks through that method and links to the tools that run it for you.

Gather four numbers

  • The outstanding principal on your current loan.
  • Your current interest rate.
  • The remaining tenure, in months.
  • Any foreclosure or processing charges your existing lender and the new bank quote.

Compare the two EMIs

Compare total interest, not only the EMI

A lower EMI can come from a longer tenure, which may increase the total interest you pay. Compare the total interest on both loans, then subtract one-time charges to see the net saving.

Is there a minimum loan amount for a balance transfer?

The eligibility page lists the minimum loan amount and the CIBIL requirement. The lending bank applies its own policy on top of that.

Are there charges when I transfer a home loan?

Your existing lender may charge a foreclosure or prepayment fee, and the new bank may charge processing fees. Ask both for written figures before you decide.

Does a balance transfer reset my loan tenure?

It can, if you choose a new tenure. Ask for the full repayment schedule to see the effect on total interest.
