Home Loan Balance Transfer: Step-by-Step Process

A balance transfer isn’t a single application — it’s a handover between two lenders with you in the middle. Knowing the sequence in advance means fewer surprises and less time spent chasing paperwork from your existing bank.

Step 1: Get your foreclosure and list-of-documents letter

Before applying anywhere new, request two things from your current lender: a foreclosure letter stating the exact outstanding amount and closure charges, and a list-of-documents (LOD) letter confirming which original property papers they are holding. Both are needed by the receiving PSU bank before it will process a transfer.

Step 2: Submit your eligibility form

Fill in the balance transfer application with your PAN, Aadhaar, outstanding loan amount and property city. Clean EMI runs a CIBIL check at this stage — a score of 700 or above and a clean repayment record on the existing loan (no overdue EMIs) are what the receiving bank looks for first.

Step 3: Document verification and fresh valuation

The PSU bank’s empanelled valuer and lawyer independently re-check the property’s value and title, regardless of any valuation done earlier by your existing lender. This step typically takes the longest, since it depends on how quickly the old lender’s LOD documents come through.

Step 4: Sanction and disbursement to the old lender

Once approved, the new PSU bank disburses the outstanding amount directly to your existing lender — not to you — to close that loan. If you’ve also applied for a top-up, the additional amount is disbursed to you separately after the transfer completes.

Step 5: Old lender releases original documents

Your previous lender is obligated to hand over your property’s original title documents once the loan is fully closed — these then move to the new bank, for example Bank of Baroda, to be held for the new loan’s tenure. Frequently Asked Questions

How long does the whole balance transfer process take?

It varies mainly with how quickly your current lender releases the foreclosure letter and list-of-documents — that handover, not the new bank’s underwriting, is usually the slowest part.

Do I keep paying EMIs to my old lender during the transfer?

Yes, until the new PSU bank actually disburses funds to close the old loan, you continue your regular EMI payments to avoid any default on the existing account.

Can the transfer fail after I’ve started the process?

It can, most commonly if the property valuation comes in lower than expected or if the old lender’s documents show a discrepancy in the title — in that case the existing loan simply continues as-is.

Is there a fee for a home loan balance transfer?

Clean EMI charges applicants no fee. Your existing lender may charge a foreclosure fee per your original loan agreement, and the new PSU bank may levy its own processing fee.
