Loan Against Property Documents Checklist for PSU Banks
Published 13 October 2026 · 5 min read · Clean EMI Editorial
A loan against property is backed by a property you already own, so the bank checks both your ability to repay and the property's title and value. Missing papers are the most common reason for delay. This checklist sets out the documents PSU banks usually ask for, grouped so you can collect them in one pass.
Part of the Loan Against Property guide series.
Identity and address
- Aadhaar, PAN and passport-size photographs
- Address proof, with the same address across documents
- Passport or voter ID where the bank accepts it
Income documents
- Salary slips and Form 16 for salaried applicants
- Income tax returns, financial statements and bank statements for self-employed applicants
- Details of existing loans and EMIs
Property title documents
- The original sale deed, along with earlier title documents in the chain
- Encumbrance certificate for the period the bank specifies
- Property tax receipts and the latest demand or payment records
- Approved building plan and completion or occupancy papers, where applicable
Valuation and verification
The bank will arrange a valuation of the property and a legal check of the title. Keep access to the property open for the valuer. If the property is in a joint name, all owners may need to sign the application, so prepare for that before you apply.
Tips to keep the file moving
- Collect the title chain first, since it takes the longest to verify.
- Check that names and property descriptions match across every document.
- Keep certified copies ready, and bring originals to the branch if asked.
The guide on LAP eligibility for residential and commercial property explains how the property type affects the loan. For the general product, see the loan against property page, and the profile of State Bank of India for how a PSU bank approaches LAP files. Ask the branch for its current list before you visit, since requirements can change.
Frequently Asked Questions
Do I need original documents or copies?
Banks usually take copies for the file and verify against originals at the branch. Keep originals safe and available.
What if the property is jointly owned?
Generally every co-owner must provide identity and property documents and may need to sign the application. Confirm the requirement with the bank.
How long does LAP document verification take?
It depends on the title chain and the valuation. Clean, complete files move faster, while old or complex title histories can take considerably longer.
