LAP for Self-Employed Applicants: Income Proof That Banks Accept
Published 13 October 2026 · 5 min read · Clean EMI Editorial
For a loan against property, a self-employed applicant has to show that the business generates enough income to repay the loan. Because there is no salary slip, banks rely on tax returns, financial statements and bank records. This guide explains the proof banks commonly accept and how to make your income look as clear as it really is.
Part of the Loan Against Property guide series.
The core documents
- Income tax returns with computation of income, usually for the last two to three years
- Balance sheet and profit and loss account, often certified by a chartered accountant
- Bank statements for the business and personal accounts, usually for the last six to twelve months
- GST returns, where the business is registered
Business registration and proof of existence
Banks typically want to confirm that the business exists and has been running for a stable period. Registration papers, such as incorporation or partnership documents, and a business address proof help. Some banks also ask for a trade licence or a Udyam registration.
Consistency matters more than size
Banks look for a pattern. Income that is clearly reported in the tax return, supported by bank credits and matched by GST filings is easier to assess than a higher figure with gaps. If your declared income is lower than your lifestyle suggests, the bank may use the lower figure, so declare income accurately and explain any unusual years.
When income is harder to prove
If your records are thin, consider preparing a summary of receipts, a CA-certified statement of income, and clear bank records. Ask the bank in advance which of these it accepts. A lower loan amount may be more realistic than a larger one that the documents cannot support.
Preparing before you apply
- Gather three years of returns and the matching financial statements.
- Check that the bank statements show the business receipts clearly.
- Use the credit analyzer to check your credit profile.
- Read the loan against property overview for how the amount is decided.

Frequently Asked Questions
Do banks accept only ITR for self-employed income?
ITR is the main proof, but most banks also look at financial statements, bank statements and GST returns. Confirm the exact list with the bank.
What if my ITR shows low income for tax reasons?
Banks assess declared income as filed. Explain the difference honestly, with supporting records, and ask the bank how it will treat it.
Is a CA certificate always needed?
Not always, but many banks ask for CA-certified financial statements, especially for larger loans or for business income that is harder to verify.
