EMI on a Loan Against Property: How to Run the Numbers

Published 13 October 2026 · 6 min read · Clean EMI Editorial

A loan against property, often called LAP, lets a borrower raise money by pledging a property they already own. The EMI on a loan against property is calculated in the same way as other term loans, but the amount you can borrow depends on the property's value as assessed by the bank. This worked example shows how to run the numbers from start to finish.

Part of the Loan Against Property guide series.

Step 1: Start from the loan amount and the tenure

The EMI depends on three inputs: the principal, the annual rate and the number of monthly instalments. Suppose you want ₹25,00,000 against a residential flat. For illustration, use the rate of 8.5% per year, which is not a bank quote, and test two tenures: 15 years and 10 years.

Step 2: Calculate the EMI

Convert the annual rate into a monthly rate by dividing by 12 and by 100, then apply the reducing-balance formula. The results are:

  • 15 years (180 instalments): EMI about ₹24,618. Total paid about ₹44,31,240. Total interest about ₹19,31,240.
  • 10 years (120 instalments): EMI about ₹30,996. Total paid about ₹37,19,520. Total interest about ₹12,19,520.

The shorter tenure adds about ₹6,378 to the monthly payment but cuts total interest by about ₹7,11,720.

Step 3: Link the loan to the property value

The amount you can borrow is not simply the property value. The bank values the property through its own process, and it sets a maximum share of that value it will lend against. For the example, a property valued at ₹50 lakh and a loan of ₹25 lakh is a share of 50%. Whether that share is acceptable depends on the bank, the property type, its location and your profile. Treat this as an illustration of the arithmetic, not a statement of what the bank will lend.

If the bank's valuation comes in lower than your own estimate, the eligible amount can fall, and so can the EMI you were expecting.

Step 4: Check the income side

The EMI must fit within what the bank considers your repayment capacity. Add the LAP EMI to your existing obligations and compare the result with your income, as the bank will. Business owners and self-employed borrowers should expect to show tax returns and business records, and salaried borrowers usually show salary slips and bank statements. Check the document list with the bank before you apply.

Step 5: Add the one-time costs

  1. Processing and documentation charges, as shown in the bank's schedule of charges
  2. Valuation and legal verification charges for the property
  3. Stamp duty and registration, where the mortgage is registered
  4. Insurance, if the bank requires it

Use the EMI calculator to test different amounts and tenures, then read the full structure in the loan against property guide. The SBI profile sets out the bank's products. The bank sets the final terms, and the decision rests with the lending bank.

Frequently Asked Questions

Is the LAP EMI calculated like a home loan EMI?

Yes, the same reducing-balance formula applies. The difference lies in how the loan amount is set, which depends on the bank valuation of the pledged property.

Can I use the property value to decide the loan amount?

Only as a rough guide. The bank assesses the property itself and applies its own maximum share of that value, so the eligible amount may be different.

Does a shorter tenure always reduce the total cost?

In these examples, yes, because the shorter loan carries less interest. The monthly payment is higher, so check that it fits your budget before choosing it.

Is 8.5% the LAP rate I will get?

No. The 8.5% rate is used only for illustration and is not a bank quote. The rate, tenure and eligibility are set by the lending bank.
