Plot Loan vs Home Loan: Key Differences

A plot loan and a home loan sound similar but are underwritten differently by PSU banks, because one finances land and the other finances a built structure. Here’s what actually changes.

What the loan is allowed to be used for

A home loan finances the purchase of a ready or under-construction house or flat. A plot loan finances only the purchase of a residential plot — vacant land — and PSU banks generally require the plot to sit within an approved residential layout or municipal limit, not agricultural land, because the underlying intent is that you’ll eventually build on it.

Loan-to-value is typically lower for plots

Because vacant land is considered a less liquid and slightly higher-risk asset than a built property, PSU banks often sanction a lower loan-to-value ratio on a plot loan than on a comparable home loan — meaning you need to fund a larger share of the purchase price yourself.

Tenure and the construction clause

Plot loans commonly come with a condition that construction must begin within a specified period (often a few years) of purchase, or the loan may be reclassified, which can affect the applicable interest rate and tax treatment. A regular home loan carries no such construction clock since the structure already exists or is already underway.

What if you want to build later?

If you buy the plot now and plan to build afterward, a separate home construction loan is the product to apply for once you’re ready — it’s underwritten and disbursed differently from the plot purchase loan, in stages tied to construction progress.
