Documents Required for a Home Loan from a PSU Bank

Most home loan delays don’t happen because of eligibility — they happen because a document is missing, expired or doesn’t match the name/address on file. Here’s the complete checklist PSU banks work from, grouped the way branch staff actually check it.

Identity and address proof
- PAN card (mandatory for any loan above ₹5 lakh)
- Aadhaar number, for identity and address verification
- A recent passport-size photograph
Make sure the name spelling matches exactly across PAN, Aadhaar and your salary slips — mismatches are one of the most common reasons a file gets sent back for correction.
Income proof
For a salaried applicant: salary slips for the last 3 months and Form 16 or the last income tax return.
For a self-employed applicant or business owner: income tax returns for the last 2-3 years along with computation of income, plus audited financials if applicable.
Either way, expect to submit bank statements for the last 6 months — this is where the bank checks that declared income actually lands in your account.
Property documents
For a new purchase: the sale agreement or builder allotment letter, along with the property’s title chain documents (which the bank’s empanelled lawyer will verify independently).
For an under-construction property: the builder’s approved building plan and RERA registration number.
None of this needs to be arranged before you apply — it’s collected during the document-verification step once your CIBIL and income are cleared.
Common reasons a document gets rejected
- Bank statement doesn’t show the salary credit matching the salary slip amount
- Address on Aadhaar doesn’t match the address proof submitted separately
- Property documents are photocopies of photocopies — banks want clear, legible copies of the originals
- ITR filed but income tax paid doesn’t reconcile with the declared income (for self-employed applicants)

No, you submit copies for initial verification. Originals are typically deposited with the bank only at the time of loan disbursement, as is standard PSU bank practice.
What if my Aadhaar address is different from where I currently live?
You can submit a separate current address proof (utility bill, rent agreement, etc.) alongside Aadhaar — banks accept this as long as the two together establish your identity and current residence clearly.
