Why Home Loans Get Rejected and How to Fix Each Reason

A rejection is frustrating, but it is rarely random. In most cases the file failed on one or two identifiable issues, and most of them can be fixed. Reapplying without fixing them just adds another hard enquiry and the same result. Here are the common reasons for a home loan rejection and what to do about each.

1. CIBIL score below the minimum

On this portal the minimum is 700. A lower score, or a recent overdue, settled or written-off account, can stop a file at the first stage. Fix: get your report, correct errors (how to dispute), clear dues, and build clean history; see improving your score and settled accounts.

2. Existing EMIs are too high for your income

If your obligations already take up most of the bank’s allowed share of income, there is no room for a new EMI. Fix: close small loans, reduce card balances, add a co-applicant, or ask for a smaller amount. Our guide on FOIR shows how the limit works.

3. Unstable or hard-to-verify income

Frequent job changes, income paid in cash, or tax returns that do not match bank credits all make income look unreliable. Fix: have salary credited to the bank account you submit, file returns consistently, and wait until you have the minimum continuous record banks expect. 4. Document gaps and mismatches

A missing page, an expired document or a name spelt differently across PAN, Aadhaar and salary slips often triggers a return or rejection. Fix: use the home loan documents checklist and correct every mismatch before you apply.

5. Property issues

Unclear title, missing approvals, an unapproved layout or a low valuation can sink an otherwise strong file. Fix: get the title and approvals checked by a lawyer before paying a token amount, and choose a property the bank is willing to finance.

6. Age, tenure and loan amount

Older applicants get shorter tenures, which raises the EMI and lowers the amount they qualify for. Fix: add a younger co-applicant, reduce the amount, or increase your down payment. Estimate your limit with how much you can borrow.

Before you reapply

  • Ask the bank for the reason in plain terms.
  • Fix the cause, and let the report update if it was a credit issue.
  • Avoid multiple parallel applications; see how enquiries affect your score.
