How Much Home Loan Can I Get with a 750 CIBIL Score?

"How much loan can I get with a 750 CIBIL score?" is one of the most searched questions in home lending, and the honest answer is that the score is only half of it. A 750 gets your file taken seriously and helps with the rate band, but the loan amount comes from your income, your existing EMIs, your age and the property. Here is how the number is actually worked out.

What a 750 score does and does not do

PSU banks routed through Clean EMI need a CIBIL score of 700 or above to proceed. A score of 750 is comfortably above that floor and generally places you in a better rate band than someone at 700-724. What it does not do is raise your loan amount directly. Two applicants with the same 750 score and different salaries will be sanctioned very different amounts.

The real driver: your EMI capacity

Banks work out how much of your monthly income can safely go towards EMIs, using a ratio called FOIR (fixed obligations to income ratio), commonly in the range of 40-60% of net income depending on the bank and your income level. They subtract your existing EMIs from that, and what is left is the EMI the new loan can carry. We explain the ratio in FOIR explained.

  • Take your net monthly income.
  • Apply the bank’s FOIR cap to get the total EMI you can carry.
  • Subtract existing EMIs, including car, personal loans and credit card EMIs.
  • Convert the remaining EMI into a loan amount for the rate and tenure offered.

A worked example

Say your net monthly income is ₹1,00,000, you pay ₹15,000 a month on an existing car loan, and the bank allows total EMIs up to 50% of income. That leaves ₹35,000 for the new home loan EMI. At an illustrative 8.5% for 20 years, each ₹1 lakh of loan costs about ₹868 a month, so ₹35,000 supports a loan of roughly ₹40 lakh. Close the car loan first and the same salary supports about ₹57 lakh. That gap is bigger than anything the difference between a 750 and an 800 score would create.

These figures are illustrations at a stated rate, not a bank quote. The bank decides the actual rate and sanction after its own underwriting.

Other limits that cap the amount

  • Property value: the loan cannot exceed the bank’s loan-to-value limit on the property.
  • Age and tenure: a shorter maximum tenure means a higher EMI per lakh and a lower eligible amount.
  • Employer and income stability: see eligibility for salaried employees.
  • Co-applicant income: adding an earning spouse or parent can lift the limit meaningfully.

Common mistakes that shrink your limit

  • Leaving small card or personal-loan EMIs running when you could close them before applying.
  • Applying with a single income when a co-applicant’s income is available.
  • Choosing a very short tenure, which raises the EMI per lakh and cuts the eligible amount.
  • Not checking the report first, so an error or old overdue entry surprises you at the branch.

Closing even one small EMI before you apply can lift your limit more than a few score points would.
