Maximum Home Loan Amount: How Much Home Loan Can You Get?

Your maximum home loan is the lower of two limits: what your income can service and what the property is worth to the bank. Know both and you can see which one is holding you back and what to change.

Limit 1: your income
The bank works out an affordable EMI from income and obligations, then converts it into a loan amount. With net income of ₹80,000, a 50% FOIR and ₹10,000 of existing EMIs, the affordable EMI is ₹30,000. At an illustrative 8.5% over 25 years that is about ₹37.3 lakh. Limit 2: the property (loan-to-value)
RBI’s loan-to-value limits for individual housing loans are up to 90% of property value for loans up to ₹30 lakh, 80% for ₹30-75 lakh and 75% above ₹75 lakh. The bank uses its own valuation, which can be lower than the price on the sale agreement. You pay the rest, plus stamp duty and registration, from your own funds.
Which limit binds?
For a ₹60 lakh property the LTV cap is 80%, or ₹48 lakh. If your income supports only ₹37 lakh, income is the limit. If your income supports ₹60 lakh but the property is ₹50 lakh, the LTV cap of ₹40 lakh is the limit.
How to raise your maximum
- Close or reduce existing EMIs, including credit card balances, before applying.
- Add a co-applicant with income.
- Choose a longer tenure (the EMI falls, so the amount rises).
- Show all income with documents: bonus, rent, business profit.
- Improve your credit score so the bank can offer a lower rate.

How many times my salary can I get as a home loan?
There is no fixed multiple. It depends on income, existing EMIs, tenure and rate; as a rough guide, at about 8.5% over 20-25 years each ₹1,000 of affordable monthly EMI supports roughly ₹1.15-1.25 lakh of loan, but use a calculator for your numbers.
Does the bank lend 100% of the property price?
No. RBI’s loan-to-value limits mean you pay at least 10-25% from your own funds, plus registration and stamp duty.
Can my maximum loan be higher with a co-applicant?
Usually yes, because the combined income supports a higher EMI. Both credit reports are checked.
What is the minimum home loan through Clean EMI?
The minimum is ₹30 lakh for housing loans and loans against property, and ₹10 lakh for new vehicle loans.
