A housing loan is the largest loan most people ever take, and the process is the same in outline at every public sector bank. This guide puts the whole journey in one place: eligibility, documents, how much you can borrow, what the EMI looks like, the tax angle and the steps to payout.

Who is eligible
- Indian resident, salaried or self-employed, usually aged 21 to 65-70 at loan maturity.
- CIBIL score of 700 or above for loans routed through Clean EMI.
- Stable income with a continuous work or business record, typically 2-3 years.
- Total EMIs within the bank’s limit of your net income (see FOIR explained).
How much you can borrow
It is the lower of an income-based amount and a property-based amount. Under RBI norms the bank can finance up to 90% of the property value for loans up to ₹30 lakh, 80% for ₹30-75 lakh and 75% above that. Work through the maths in how much home loan you can get.
Documents
Identity and address proof, PAN, income proof (salary slips and Form 16, or ITRs and financials for business owners), bank statements, and property papers such as the sale agreement, title documents and approvals. The full list is in our home loan documents checklist.
What the EMI looks like

Tax benefits (old regime)
Under the old tax regime, principal repaid can be claimed within the overall ₹1.5 lakh Section 80C limit, and interest on a self-occupied property up to ₹2 lakh a year under Section 24(b). The new regime does not allow these deductions, so compare both and confirm with a tax professional.

- Apply and upload documents; the bank checks credit and income.
- Property legal and technical verification, then sanction letter.
- Sign the agreement, pay your margin, and the bank disburses to the seller or builder.

How long does a housing loan take to be approved?
With complete documents and clear property papers it often takes from a week to a few weeks. Property verification is usually the slowest step.
Can I get a housing loan for an under-construction flat?
Yes, subject to the builder and project approvals. The bank usually disburses in stages linked to construction progress.
Do I need to pay any fee to Clean EMI?
No. There is no fee to applicants for submitting a case. The bank may charge its own processing and legal fees.
Is the interest rate fixed or floating?
Most PSU housing loans are floating-rate and linked to an external benchmark. The rate and spread depend on the bank, your score and the loan amount.
