PSU Bank Home Loan Interest Rates Compared (October 2026)

The headline rate you see advertised for a home loan is almost never the rate you actually get. PSU banks price home loans using a floating benchmark — currently the Repo-Linked Lending Rate (RLLR) — plus a spread that depends on your credit score, loan-to-value ratio and employment type. Understanding how those two pieces work lets you negotiate more confidently.

How RLLR-based pricing works

Since October 2019, all new floating-rate home loans from PSU banks must be linked to an external benchmark. Most PSU banks use the RBI repo rate as the base, packaging it as their RLLR. Your actual rate is RLLR plus a spread. The RLLR moves every time the RBI changes the repo rate; the spread is fixed for the life of the loan unless you renegotiate or transfer.

A rate announcement such as "starting at 8.35%" means the bank will lend to its most creditworthy applicants at that floor. Most borrowers pay a spread above the floor depending on their profile.

What the spread depends on

  • CIBIL score: A score of 750 or above typically earns a narrower spread than 700–749. Banks publish risk-based pricing slabs.
  • Loan-to-value (LTV): Borrowing 75% of the property value is cheaper than borrowing 90%, because lower LTV means lower risk for the bank.
  • Employment type: Government and large-PSU employees often get a preferential spread over private-sector applicants.
  • Loan size: Very large loans sometimes attract a marginal spread reduction at certain banks.

Rates across PSU banks vary less than you think

PSU banks are state-owned and broadly follow RBI guidance, so the floor rate difference between the cheapest and most expensive PSU bank home loan is usually 10–20 basis points, not a full percentage point. The bigger variation is in processing speed, property appraisal timelines and the quality of branch service at your location. Chasing the cheapest rate by a few basis points can cost you weeks of delay if that bank has a slow branch near your property.

How to get the best rate your profile allows

  • Bring your CIBIL score to 750 or above before applying — the single highest-impact lever.
  • Make a larger down payment to lower your LTV ratio.
  • Clear any running personal loans or credit card dues that inflate your existing EMI obligations before applying.
  • Apply through a route that checks multiple PSU banks — this portal submits your file to the bank best suited to your profile, so you are not locked into a single branch's discretion.
