Published 13 October 2026 · 5 min read · Clean EMI Editorial
The interest rate gets the attention, but a home loan has other costs that decide whether it is really cheap. This guide lists the charges a PSU bank may levy on a home loan, what to ask about, and how to keep the total cost down. Fees vary by bank and change, so confirm each one with the bank before you sign.

Processing fee
Banks usually charge a one-time processing fee, either a percentage of the loan or a fixed amount, sometimes with a cap. Banks run waiver campaigns from time to time. Ask what applies on your date of application. Clean EMI charges no fee to applicants, but the bank may charge its own.
Legal, technical and valuation charges
The bank has its advocate verify the title and a valuer inspect the property. These are usually billed to you. They can be part of the processing fee at some banks and separate at others.
Other possible costs
- Documentation or stamp charges
- CERSAI registration charges
- Loan-linked insurance, which is usually optional unless the bank states a requirement. Check before agreeing
- Charges for changing loan terms or for duplicate statements
Prepayment and foreclosure
For floating-rate home loans to individuals, RBI rules bar prepayment penalties. Fixed-rate loans can differ, so check your agreement. See balance transfer charges and foreclosure fees.
Add it up before you compare
A slightly higher rate with no fee can beat a lower rate with a high fee on a short tenure. Add the one-time costs to the interest and compare in rupees, using the EMI calculator. See how to compare PSU banks properly and the home loan page. Bank profile: Indian Overseas Bank.
