Housing Loan vs Home Loan: Is There a Difference in India?
Published 13 October 2026 · 5 min read · Clean EMI Editorial
Search for a housing loan and you land on home loan pages, and the reverse. In everyday Indian banking the two terms mean the same thing: a loan to buy, build, extend or repair a residential property. This guide explains where the wording differs, the loan types under each, and how it affects your search for a loan from a PSU bank.
Part of the Home Loan guide series.
The short answer
There is no technical difference. Banks such as Union Bank of India, SBI and PNB use "home loan" and "housing loan" for the same product family. Some banks name a scheme a housing loan while the website calls it a home loan. What matters is the scheme’s terms.
What a housing loan or home loan covers
- Buying a ready flat or house, or an under-construction property
- Building a house on your own land, see home construction loan
- Buying a plot, see plot loan
- Extension, repair and renovation, where the bank offers it
- Transferring an existing loan, see home loan balance transfer
Where the wording can matter
A plot loan or a loan for a commercial property is not a standard home loan, even though it may sit under the "housing" label. Tax benefits also depend on the nature of the loan and the property. See home loan tax benefits under Sections 80C and 24(b).
