Best Interest Rate on a Home Loan: How to Compare PSU Banks Properly
Published 13 October 2026 · 6 min read · Clean EMI Editorial
The best interest rate on a home loan is rarely the one with the smallest number on a banner. Two offers that look different can cost the same once fees, rate resets and your own profile are counted. Here is a like-for-like way to compare PSU banks so you can spot the best interest rate for your case, not a headline rate meant for the best-case applicant.
Part of the Home Loan guide series.
Compare the same loan, not the same bank
Fix three things before you compare: loan amount, tenure and borrower type (salaried or self-employed). A rate card usually shows a range, and where you fall in it depends on your credit score and loan size. Look up the current card for each of the 12 PSU banks you shortlist, such as PNB or Bank of Baroda.
Look at the spread and the benchmark separately
Most PSU home loans are floating and tied to a benchmark. Two banks may use similar benchmarks, so the spread is what differs. Ask each bank for the benchmark, the spread, and how often the rate resets. Our guide on repo-linked home loans explains what moves.
Add the one-time costs
Processing fee, legal and valuation charges, and any insurance the bank bundles all add to cost. A slightly lower rate with a higher fee can lose to a slightly higher rate with a waived fee, especially on a short tenure. See home loan processing fees and charges.
Convert the difference into rupees
A difference of a few basis points looks tiny, but over 20 years on a large loan it can run into lakhs. Put each offer into the EMI calculator and compare total interest, not just the monthly EMI. The guide to choosing the right tenure shows how tenure changes the total.
Remember that the rate is personal
The rate you are offered depends on your profile. A rate card is a starting point. Check your own position with the free credit analyzer and read how to get the lowest interest rate on a home loan to improve it before you apply.
Do not rely on any single ranking
Lists that claim one bank has the best rate go out of date quickly. Treat them as prompts to check the bank’s own page. For the broader picture, see PSU bank vs private bank home loans.
Apply once you have compared
When you have shortlisted a bank, submit your case on the home loan page and Clean EMI will check your documents before forwarding the file. There is no fee to applicants.
Frequently Asked Questions
How do I find the best home loan interest rate?
Compare the current published rate cards of several banks for the same amount and tenure, add the fees, and convert the difference into total interest paid.
Is the lowest rate always the best deal?
No. Processing fees, charges and the reset terms can outweigh a small rate difference.
Are PSU bank home loan rates fixed or floating?
Most are floating, linked to an external benchmark, so the rate can change when the benchmark changes. Ask the bank about any fixed or hybrid option.
Does Clean EMI show live bank interest rates?
No. Banks publish their own rate cards, and those are the source to use. Clean EMI can help you prepare and forward your file.
