Home Loan from PNB: Housing Loan Interest Rate, Eligibility and How to Apply

Published 13 October 2026 · 6 min read · Clean EMI Editorial

Looking for a home loan from PNB? A housing loan from a public sector bank is priced off a published benchmark rate plus a spread that depends on your credit profile, so two applicants at the same branch can be offered different rates. This guide explains how a PNB home loan works, what drives the interest rate you are offered, and the practical steps that help you obtain a lower rate. It does not quote live rates. PNB publishes its current rate card, and that is the figure to rely on.

Part of the Home Loan guide series.

About PNB as a home loan lender

Punjab National Bank is headquartered in New Delhi. Oriental Bank of Commerce and United Bank of India were merged into it with effect from 1 April 2020, so PNB now serves customers who originally banked with either of those lenders.

A loan from Punjab National Bank is a regulated bank loan. The bank alone assesses, sanctions and disburses it. Clean EMI is a private facilitator that prepares and forwards your file, and it does not decide the rate or the approval.

What a PNB housing loan can be used for

Public sector banks, including PNB, generally offer housing finance for these purposes, subject to each bank’s own schemes and conditions:

Through Clean EMI, new home loans and balance transfers start at ₹30 lakh.

How PNB sets your home loan interest rate

Since 2019, floating-rate home loans from banks have been linked to an external benchmark, most commonly the RBI repo rate. The rate you pay is that benchmark plus a spread. The benchmark moves with RBI policy. The spread is the part PNB decides for you, and it is influenced by:

  • Your CIBIL score. A higher score usually earns a smaller spread.
  • Loan amount and loan-to-value. A larger down payment lowers the bank’s risk.
  • Employment type. Salaried applicants with stable employers are often priced differently from self-employed applicants.
  • Tenure and property type. Both can change the offer.

For the full explanation, read how a home loan interest rate is decided.

How to obtain a lower interest rate on a PNB home loan

No one can promise you the lowest rate, but these steps improve the offer you are likely to get:

  1. Check your credit report first. Fix errors and clear small overdue amounts. See how to improve your CIBIL score before a home loan.
  2. Increase your down payment. A lower loan-to-value ratio can improve the spread.
  3. Show clean, consistent income. Salary slips, Form 16 or ITRs and bank statements that match each other make underwriting simpler.
  4. Reduce existing EMIs. Closing a small loan before you apply improves your FOIR. See FOIR explained.
  5. Compare rate cards. Look at PNB next to other PSU banks for the same loan amount. Our guide to PSU bank home loan interest rates shows how to compare properly.
  6. Ask about concessions and fees. Some banks offer rate or fee concessions for certain borrower groups or campaigns. Ask the branch what applies to you, and get it in writing.

If your salary or savings account sits with PNB, or with a bank that merged into it, mention that when you apply. Banks usually find it easier to assess income they can see in their own statements.

PNB home loan eligibility and documents

For a home loan through Clean EMI you need a CIBIL score of 700 or above. PNB also looks at income, existing EMIs, age and the property itself. The eligibility basics are covered in home loan eligibility for salaried employees and home loans for self-employed professionals.

The core paperwork is PAN, Aadhaar, address proof, income proof, six months of bank statements and the property documents. The full list is in the home loan documents checklist. Use the free credit analyzer to see your likely eligibility before you apply, and the EMI calculator to test different tenures.

Applying for a PNB home loan through Clean EMI

Submit the eligibility form and choose PNB as your preferred bank. We check your CIBIL score and documents, then forward a complete file to a PNB branch. You visit the branch for final verification, and PNB decides on sanction. There is no fee to applicants for submitting a case through Clean EMI. PNB may charge its own processing fee under its published schedule. See the full profile on the PNB bank page.

Frequently Asked Questions

How do I get the lowest interest rate on a PNB home loan?

You cannot guarantee the lowest rate, but a higher CIBIL score, a larger down payment, a stable documented income and lower existing EMIs all help PNB offer a smaller spread over its benchmark. Always compare against the bank’s current published rate card.

What is the PNB home loan interest rate today?

Clean EMI does not publish live rates. PNB publishes its current home loan rate card on its own website and at its branches, and that is the figure that applies to you.

What CIBIL score is needed for a PNB housing loan through Clean EMI?

A CIBIL score of 700 or above is required to proceed with a home loan application through Clean EMI. PNB makes the final credit decision.

Is a housing loan from PNB the same as a home loan?

In everyday use, yes. Housing loan and home loan both mean a loan to buy, build or improve a residential property. PNB may use either term for its schemes.

Does Clean EMI charge a fee for a PNB home loan application?

No. There is no fee to applicants for submitting a case through Clean EMI. PNB may charge its own processing fee as per its published schedule.
