CIBIL Check Checklist Before You Apply for a Home Loan

Published 13 October 2026 · 5 min read · Clean EMI Editorial

Before a home loan application, many borrowers only check their score and assume that is enough. The report underneath the score holds the detail that lenders read: each account, its payment history, the balances, the limits and the enquiries. A short review before you apply can catch problems while there is still time to fix them. This checklist is for salaried and self-employed borrowers in India. It covers the items that most often surprise applicants, and it explains what to do with each one.

Part of the Home Loan guide series.

Check the report, not only the score

Get the full report from each bureau that your lender may use. A score is a summary, and two reports can produce different summaries when the underlying data differs. Read each account line by line, and note anything that does not match your records.

  • Your name, date of birth, PAN and address are correct across all entries.
  • Every account listed is yours, and every closed account shows the correct closure date.
  • No account shows a payment as overdue that you paid on time.

Check card utilisation

Utilisation is the share of a card limit in use at the reporting date. An applicant with a ₹1,00,000 limit and a ₹65,000 balance is at 65% utilisation. Lower ratios are generally viewed more favourably, so a balance that is high at the reporting date can look different from the same debt spread across several cards.

  1. Add up every card limit and every card balance.
  2. Divide the total balance by the total limit to get the overall ratio.
  3. If a single card is near its limit, plan a payment before the statement date, not after.

Check enquiries and open accounts

Each application for credit typically leaves an enquiry on the report. Look for enquiries you do not recognise, which can be a sign of identity misuse, and raise them with the bureau. Count the enquiries you made yourself in the last few months, and avoid any new application until the home loan is decided.

Open accounts matter too. Lenders read the number and type of loans, so an unused account you no longer need can be worth closing only after checking how it affects your history and limit. Do not close accounts in the final weeks before applying without advice.

Check for disputes and corrections

If you find an error, raise a dispute with the bureau and, where relevant, with the lender that reported the entry. Keep the evidence, such as statements and closure letters, and track the outcome. Corrections can take time, so start early enough that the updated report is available before you apply.

Pre-application checklist

  • Report read in full from each bureau, with errors noted and disputed items tracked
  • Card utilisation calculated and a payment plan set for any high balance
  • No new loan or card applied for in the planning period
  • All EMIs and card bills paid on time with autopay where possible
  • Income proof, property papers and bank statements ready, so the application is not delayed

The home loan page explains the basics. You can start with the credit analyzer to see the main points in your report, then read the credit score improvement page for habits that support a stronger profile.

Final decision

A clean report helps, but the lender also checks income, employment, the property and its own policy. You can read the bank's profile on Union Bank of India before you apply. The final decision on your home loan rests with the lending bank.

Frequently Asked Questions

How often should I check my CIBIL report before a home loan?

Check it a few months before you plan to apply, so there is time to correct errors and reduce balances. Check again just before applying to confirm nothing has changed.

What is card utilisation and why does it matter?

It is the share of a card limit in use at the reporting date. High utilisation can weigh on a score, so keeping balances well below the limit is a common habit.

Should I close unused credit cards before a home loan?

Not without advice. Closing a card reduces your total limit and can shorten your history, so ask the lender how it would view the change before you act.
