Housing Loan Down Payment: How Much You Need Upfront

Published 13 October 2026 · 5 min read · Clean EMI Editorial

A housing loan rarely covers the full property price, so the buyer has to bring the rest upfront. That upfront amount is often called the down payment or margin, and it is only part of the cash needed on the day of registration. This guide explains how the housing loan down payment is worked out, with an illustrative example, and why stamp duty and registration costs need planning of their own.

Part of the Home Loan guide series.

How much housing loan down payment you need

Banks lend up to a set share of the property value, known as the loan-to-value ratio, and the buyer funds the balance. The ceiling is shaped by RBI guidelines and the bank’s own policy, and it can differ by loan size and property type. Check the current guidelines and the bank’s policy before you finalise your budget, and remember that the bank’s own valuation can change the figure.

Worked example with an illustrative ratio

Take a flat valued at ₹42 lakh. If the bank lends 80% of the value, the loan is ₹33.6 lakh and the buyer’s margin is ₹8.4 lakh. The 80% ratio is an illustration, not a bank rule. At an illustrative rate of 8.5% p.a., which is not a bank quote, the EMI on ₹33.6 lakh over 20 years would be about ₹29,159 a month.

Costs on top of the margin

The margin is not the only cash needed. Stamp duty, registration and legal fees are often paid from the buyer’s own funds, and so are some processing and insurance costs. In the example above, if stamp duty and registration together were 7% of the price, the amount would be about ₹2.94 lakh, on top of the ₹8.4 lakh margin. That is an illustration only, so check the state table. For a fuller breakdown, read the stamp duty and registration costs guide.

Ways to reduce the upfront cash

  • Save more before buying, so the margin does not drain your emergency fund.
  • Ask the bank whether it will consider a co-applicant whose income and credit history strengthen the file.
  • Compare a smaller property within your budget, which reduces both the margin and the loan.

Check the home loan page for the general process.

Plan the cash on one page

List the property price, the expected loan, your margin and every fee in one place. Keep a reserve after all the payments are made. Confirm the figures with the Central Bank of India profile and its schedule of charges before you commit.

The final decision on the loan amount and the margin rests with the lending bank.

Frequently Asked Questions

Is the down payment the same as the margin?

In housing loans the two terms are often used for the same thing, the share of the price the buyer funds. Confirm with the bank how it defines the margin in your sanction letter.

Can I use another loan for the down payment?

Banks generally expect the margin to come from the buyer’s own funds. Ask the bank for its policy on this before you plan the purchase.

How much should I keep in reserve after paying the margin?

There is no single figure, but many households keep several months of expenses and the first few EMIs in reserve. Plan the amount that suits your income and dependants.
