Does a Personal Loan Affect Your CIBIL Score Before a Home Loan?

Published 13 October 2026 · 6 min read · Clean EMI Editorial

Anita, a nurse in Kochi, plans to buy a flat in about eight months. She is considering a personal loan to cover a family medical bill and wonders whether taking it now will hurt her chances for the home loan. The honest answer is that it can, but the effect depends on timing, the size of the loan and how the rest of her profile looks. This article explains the three ways a new personal loan can show up before a home loan, and how Anita can plan around them. The example uses an illustrative rate of 8.5% per year, which is not a bank quote.

Part of the Home Loan guide series.

Three ways a new loan shows up

  • A new account: a fresh loan lowers the average age of your accounts, which matters more for a thin credit file.
  • An enquiry: each application for credit usually leaves a record on the report, and several in a short period can look like a pattern of borrowing.
  • A higher EMI load: the new EMI reduces the income that remains available for the home loan EMI, which the lender assesses separately.

None of these is a penalty. Each is a fact the lender considers alongside your income, employment and repayment history.

Working out the EMI load

Suppose Anita borrows ₹4,00,000 over four years. At an illustrative rate of 8.5% per year, the EMI is ₹9,859 a month, and the total paid over 48 months is ₹4,73,232, of which ₹73,232 is interest. That EMI will sit alongside any home loan EMI she takes later, so her combined monthly commitment matters.

Anita earns ₹85,000 a month. The personal loan EMI alone is about 11.6% of that amount. Her lender will look at her total EMIs, including the future home loan, when it decides the eligible amount, so she should estimate that total before applying anywhere.

Timing matters more than the loan itself

A personal loan taken well before a home loan has more time to settle into the record, and a few months of on-time EMIs can show the lender a steady pattern. A loan taken a few weeks before a home loan application is more visible, because the account is new and the enquiry is recent.

  1. Avoid applying for several new loans or cards in the same period.
  2. If the personal loan is necessary, take it early in your plan and keep its EMIs on time.
  3. Check whether a closure or prepayment is possible if you have spare cash later, and confirm the charges first.
  4. Do not start the home loan application until you have a clear view of the combined EMI.

Anita decides to apply for the personal loan now, keep her card balances low and make no other applications until her home loan process begins. She also uses the EMI calculator to test different combinations before she commits.

What to read next

The score change from one new loan is usually smaller than people fear, but it is not zero. The more useful question is how the new loan fits the whole plan. The article on why a CIBIL score can drop after a loan application explains the common causes. For a fuller view of the home loan itself, see the home loan page and the bank profile on UCO Bank.

Final decision

Anita's personal loan and home loan will each be assessed on their own terms. The amount, rate and approval depend on the lending bank's review of her income, credit history and the property. The final decision rests with the lending bank.

Frequently Asked Questions

Will a personal loan always lower my CIBIL score?

Not always, and the effect varies. A new loan can change the score through a new account, an enquiry and a higher EMI load. Its effect usually lessens as the account builds a repayment record.

Is it better to take a personal loan after the home loan?

Often the timing is more important than the order. Ask your lender how a personal loan taken before or after would be treated in your case.

Does one credit enquiry matter much?

A single enquiry is usually a small factor. Several enquiries in a short period are more likely to raise questions, which is why applications should be planned.
