Business Owner Loan Eligibility: Which ITR Years Banks Review

Published 13 October 2026 · 6 min read · Clean EMI Editorial

For a self-employed borrower, the bank cannot rely on a payslip. It looks at income tax returns, financial statements and bank statements to judge how the business earns. Many borrowers ask which years the bank will review and whether a single good year is enough. This guide explains how that review usually works and shows how turnover trends are read. A business owner should also check that the figures in the tax return match the bank statements and the financial statements. Differences that can be explained, such as a one-time receipt or a change in accounting method, should be noted in writing with supporting records. Consistent papers usually help the file move faster than a set of documents that needs explaining at every step.

Why banks look at several years

A single year can be unusually strong or weak. Banks often review more than one year of returns to see whether income is stable or growing. The exact number of years is set by each bank, so confirm it with the lender before you gather documents. Consistency across years usually matters more than one strong figure.

Which years count

Banks commonly ask for the most recent returns, together with the years before them. Returns filed on time, with financial statements that match them, make the review smoother. If a year shows a loss or a large dip, expect questions and prepare a clear explanation supported by records.

Worked example: turnover over three years

Suppose a shop owner reports turnover of ₹80 lakh in year one, ₹95 lakh in year two and ₹1.10 crore in year three. The growth is about 18.75% in the second year and about 15.79% in the third. Across the two years, the average annual growth is about 17.26%. A steady rise like this is easier for a bank to read than a sharp swing.

Profit matters as well as turnover

Turnover shows the size of the business, but profit shows what remains after costs. A business with rising sales and shrinking margins may look different to a bank than one where profit grows with sales. Make sure your financial statements, tax returns and bank statements tell a consistent story.

Document checklist

  1. Income tax returns and acknowledgements for the years the bank asks for
  2. Audited or certified financial statements, where applicable
  3. Current account and business account statements for the period the bank specifies
  4. GST returns, if the business is registered, and a note on how turnover is reported

For the general approach to income, see the cash income article, and the home loan page for the process. The bank’s profile is at Indian Bank. The final decision rests with the lending bank.

Frequently Asked Questions

How many years of ITR will a bank ask for?

It varies by bank and loan type. Ask the lender which years it needs, and prepare those returns with matching financial statements.

Does one bad year rule out a home loan?

Not necessarily. A bank looks at the overall picture, including the reason for the dip and whether the business has recovered.

Are bank statements as important as tax returns?

They serve a different purpose. Tax returns show declared income, while bank statements show how money moves through the account. Banks usually review both.
