Buying a Home Under ₹30 Lakh: Housing Loan Options
Published 13 October 2026 · 5 min read · Clean EMI Editorial
A smaller home budget is common, but the loan route you can use depends on the amount you need to borrow. Clean EMI works with a minimum loan size of ₹30 lakh for home loans it facilitates, so a budget under that figure needs a different plan. This guide shows how to work out the loan need from your budget and what to compare next. Buyers with a smaller budget should also look at the total cost of owning the home. Registration, stamp duty, society charges and maintenance are paid on top of the price, so a budget that covers only the purchase price can leave little for these costs. Build the full figure into your plan before you commit to a property.

The ₹30 lakh minimum
The minimum loan size for a home loan routed through Clean EMI is ₹30 lakh, for a new loan or a balance transfer. The lending PSU bank applies its own policy as well, and the bank makes the final decision. If the amount you need is below ₹30 lakh, the loan may not fit this route, even if your credit profile is strong.
Worked example: the loan need
Suppose you have found a home priced at ₹36 lakh and have ₹6 lakh in savings. The loan need is ₹36 lakh minus ₹6 lakh, which is ₹30 lakh. That meets the minimum, so the home loan route can be considered, subject to the bank’s checks. If the same home cost ₹34 lakh and you had ₹6 lakh saved, the loan need would be ₹28 lakh, which is below the minimum.
When the budget sits below the minimum
A property that costs less than ₹30 lakh cannot produce a loan of ₹30 lakh, because a loan cannot be larger than the price being financed. In that case, consider whether to raise your budget, add savings or look at other ways to finance the purchase. Each option has its own costs and checks, so compare them carefully rather than choosing the first offer.
Points to compare for a smaller purchase
- Total cost of the home, including registration, stamp duty and society charges
- The EMI you can afford, with a margin for other costs
- Maintenance and society dues after purchase
- Whether a smaller loan from another lender suits your profile

Build a simple budget first
Work out the total purchase cost, subtract your savings and check whether the result is at or above ₹30 lakh. Then use the EMI calculator to see the monthly figure at different tenures. The home loan page explains the general process, and UCO Bank sets out its own requirements. The final decision rests with the lending bank.
Frequently Asked Questions
What is the minimum home loan amount through Clean EMI?
The minimum is ₹30 lakh for a new home loan or a balance transfer, subject to the lending bank’s own policy and your eligibility.
Can I take a loan of ₹30 lakh if the home costs less?
Not through this route. A loan cannot exceed the cost being financed, so a home under ₹30 lakh cannot meet the minimum loan size here.
Do I need to show my savings to the bank?
Banks usually want to see how the rest of the purchase is funded. Keep bank statements and payment records ready for the review.
