CIBIL Score Needed for a Home Loan at Different Loan Sizes

Published 13 October 2026 · 6 min read · Clean EMI Editorial

People often ask how much CIBIL score they need for a home loan, and whether a bigger loan needs a higher score. The honest answer is that the score is one part of a wider review. Clean EMI’s minimum CIBIL for its loans is 700 whatever the loan size, but the bank reads the whole file, and larger loans usually get closer attention.

Part of the Home Loan guide series.

The 700 minimum at Clean EMI

Clean EMI works with a minimum CIBIL score of 700 for its loans. That minimum applies at every loan size, so a score below 700 means the application will not go ahead through Clean EMI, regardless of how much you want to borrow. Meeting the minimum is necessary for an application, but it does not promise the loan.

Check your own position with the credit analyzer before you apply, so you know where you stand on the number that matters most. For the bank’s own profile, see Union Bank of India.

Why a bigger loan gets more scrutiny

A larger loan means a larger EMI, so the bank asks harder questions about whether your income can carry it for years. It also checks more carefully the property, the documents and any existing loans. Two applicants with the same score can see very different levels of questioning if one wants a much larger amount.

Two example loans

Consider a borrower who wants an ₹18 lakh loan over 15 years. At an illustrative rate of 8.5 per cent, which is not a bank quote, the EMI is about ₹17,725. Another borrower wants ₹45 lakh over 20 years, with an EMI of about ₹39,052 on the same illustrative basis.

The minimum score for Clean EMI is the same in both cases. The second borrower, though, needs enough income to carry an EMI more than twice as large, and the bank will look at that income in more depth.

What a score alone does not decide

  • Your monthly income and how much of it already goes to EMIs and card payments
  • The property, its approvals and its valuation
  • Your age and the tenure that fits within the bank’s age limits
  • Your employment or business history and the income documents

A strong score with weak income support can still be declined, and a modest score with strong income and a clean property file may receive a different outcome. The home loan page explains the general product.

If your score is below 700

Start with the report, not the number. Check for accounts you do not recognise, wrong balances and missed payments that were never made. Keep card balances low relative to limits and avoid several new applications in a short period. A guide to home loan options at a 650 score covers the wider picture. Score changes take time to show, so plan your application around that.

Once you have a clear file, the final decision on eligibility, the amount and the terms rests with the lending bank.

Frequently Asked Questions

Is a CIBIL score of 700 enough for a ₹1 crore home loan?

700 is Clean EMI’s minimum, but it is not enough on its own. Larger loans depend on income, existing EMIs and the property, and the final decision rests with the bank.

Does a bigger home loan need a higher CIBIL score?

There is no published rule that a larger loan needs a higher score at Clean EMI. Larger loans do usually get more detailed checks, so the same score can lead to more questions.

Can I improve my score before applying?

Some steps help over time, such as paying on time and keeping card balances low. Results vary by person and take time to show, so plan the application around that.
