Commission Income and Loan Eligibility

Published 13 October 2026 · 6 min read · Clean EMI Editorial

Commission income is earned per sale, deal or policy, so it rises and falls from year to year. For a home loan, the variation matters because a bank wants to see income that will continue. Checking commission income loan eligibility is a matter of showing a clear average, consistent records and proof that the income recurs. This article follows an insurance agent in Jaipur whose earnings change with the market.

Part of the Home Loan guide series.

Why irregular income is averaged

When income moves a lot from year to year, one strong year can give a misleading picture. Many banks look at a longer period and take an average, and they may reduce the figure further if the trend is falling. The exact method depends on the bank, so ask the lender how it calculates commission and which years it uses.

Worked example: three years of commission

Consider an agent whose annual commission was ₹5.2 lakh, ₹6.8 lakh and ₹4.4 lakh over three years. The three-year average is ₹5,46,667 a year, or about ₹45,556 a month. A cautious lender may focus on the weakest year, which here is ₹4.4 lakh, or ₹36,667 a month. These are illustrative figures. The bank decides which figure it uses.

Documents that support commission income

  1. Income tax returns for the last two or three years, with the commission shown clearly
  2. Form 26AS or the annual tax credit statement, to match the TDS deducted by the payers
  3. TDS certificates from the companies that paid the commission
  4. Bank statements showing regular credits, along with a statement of commission from the principal company

Make the file easy to read

A weaker year does not have to sink the application. If commission fell because of a market slowdown, a change of product or the loss of one large client, say so in a short note and attach the evidence, such as the principal company's letter about the change. Do not leave the drop unexplained, because the assessor will see it in the returns anyway.

Prepare a one-page summary showing each year's commission, the total, the average and the source of the payments. A lender reviewing the file should then see the same figures in the tax return, the TDS certificates and the bank statements. Keep a copy of the commission contracts in force, because a bank may ask whether the income will continue.

If you run a business alongside commission work, the guide on loan eligibility for business owners and ITR years explains how the record is read. For the general home loan steps, see the home loan page, and for the bank's profile, see Bank of Maharashtra. The final decision on eligibility rests with the lending bank.

Frequently Asked Questions

Can I get a home loan with only commission income?

In many cases yes, but the file needs a longer income record and clear proof. Policies vary between banks.

Does a high commission in the last month matter most?

Usually not. Banks tend to look at a longer period, so a single good month does not carry the file on its own.

Is TDS proof necessary?

It helps. TDS certificates show that the payer reported the income, and they should match your return. Ask the bank what it accepts.

Does it help to show a steady client base?

It can, if the list of principal companies or contracts is documented and the income comes from them over several years. A bank may still ask for more proof, so keep the paperwork ready.
